St Regulus Annexe, 17-19 Queens Terrace, St Andrews
External building fabric repairs and internal refurbishment works.
We were delighted to be appointed to carry out external fabric repairs and internal refurbishment works for the University of St Andrews at St Regulus Annexe, a three-storey halls of residence located on Queens Terrace within the conservation area of St Andrews.
Externally, the works included: Full envelope scaffold including roof access systems; Asbestos surveying and subsequent removals; Replacement of cracked, slipped or missing slating to all roof pitches; Thorough cleaning of all choked rainwater goods to remove silt and vegetation growth; Replacement and / or redecoration of all cast iron rainwater goods and SVP’s; Replacement of all decayed timbers; Redecoration of all timber eaves, soffits and outrigger timbers; Replacement of defective stone lintels and cills; Raking out and repointing of all necessary elevations in a lime mortar mix; Re-bedding of the chimney cans in a lime mortar mix; Redecoration of all timber sash and casement and dormer windows; Redecoration of all timber doors; Repointing of the stone boundary walling; and Further miscellaneous works.
Internal works included: Relocation of fixtures and fittings; Joinery rot work repairs as per survey; Redecoration throughout; Floor finishes throughout consisting of hard and soft finishes; and Installation of Furniture, Fixtures and Equipment.
We were approached by our Client whilst working on another project for University and requested to engage in this project. The project was planned for 19 weeks, however there was only 10 weeks of the summer holiday period for the works to be completed prior to the students’ return. We quickly assembled the project team and developed a programme which included seven-day working and extended daily working hours.
This Category A listed building required a complex scaffold to reach the dormers, chimneys etc and a high-level asbestos survey was required before any works commenced externally. Following this, the presence of asbestos was evident which presented further challenges with removals prior to getting underway with the external programme. The external works also required extensive stone repairs and stone lintel replacements which required articulate planning with hoists, lifting points and scaffolders attendance to install each of stone lintels. Internally the work required a full redecoration and floor finishes throughout the building of which the challenge again was the volume of work within the timescale available. The solution was to break down the areas into zones and our resources were deployed to carry out zones simultaneously with the theory working the building top down. During client technical meetings the project team developed a high level of dynamic thinking and problem solving to achieve the finished article within the timescale provided. Our client was delighted with our project management and the finished project.
