External Building Fabric Repairs
Following a competitive tender bid, we were delighted to be appointed to carry out external building fabric repairs to the Boiler House on behalf of the University of St Andrews. The building is located within former Guardbridge papermill site, now named Eden Campus, Guardbridge.
The site comprises a large square shape industrial building constructed with masonry elevations and both flat and pitched roofs. The works to return the building to a weather tight condition included:
Leveling of the surrounding grounds to allow a full height loadbearing, bespoke designed scaffold to be erected around the entire perimeter of the building.
Preparation works to the existing flat roof including scarifying the existing gravel covering, removal of all debris and vegetation, removal of as much of the existing flagpole base as possible without damaging the roof structure and pin the existing wall head concrete coping stones; Installation of a new flat roof covering and capping system to the wall head coping; Installation of galvanized steel edge protection rail around the entire flat roof; Removal of existing corroded and condemned access ladder and installation of a new galvanized steel hooped access ladder.
Carefully remove vegetation from gutters and roof lights, previous window cleaning timbers and vertical steel support posts and vents in the galbestos roof as per the tender specification; Remove and replace all cracked, broken or damaged Georgian wired glazed rooflights, replacing the glazing putty and mullion flashings to fix in place permanently; Thoroughly clean all rooflights to remove algae, moss and general staining from external surfaces only; Supply and fit sacrificial steel mesh to allow safe access to the fragile galbestos roof surface; Install new valley and parapet gutter as per the tender specification; Install new roofing system including all guttering, capping, verge and vents as per the tender specification; Install cladding system to the Louvers of the roof as per the tender specification; Install roof edge protection to the end of the valley gutter to allow future clearance and maintenance activities.
Remove existing and install new downpipes and hoppers; Carefully cut away the redundant face fixed pipework to all elevations and make good the underlying brickwork; Supply and wedge in place Foamalux to the external face of the windows to the elevations; Thoroughly prepare all existing exposed metal work present to the elevations, taking corroded sections back to bare metal and paint all surfaces. Undertake Flexcrete specialist concrete window cill and lintel repairs ; Cleaning, repointing and repairs to brickwork; Repairs to structural brickwork; Decoration to external joinery; Fix in place perforated steel plates to the personnel entrance doors to prevent unauthorized access; Permanently seal these doors following the contract works to seal in the asbestos.
